The Gray Eagle Springs Homeowners Association is a mutual-benefit corporation which seeks to promote and enforce the neighborhood Covenants and Restrictions, provide for the care and maintenance of shared amenities, and represent neighborhood concerns to county authorities.
All property owners who are in good standing (no unpaid dues) are members of the Association, and are entitled to cast one vote per property owned in any matter requiring a vote of the Association members.
The Board of Directors of the Association consists of 5 officers (President, Vice-President, Secretary, Treasurer, and General Member). Each position is for a term of two years, or until a successor is elected.
No more than one member of any household may serve on the board at the same time.
No representatives from any household may hold a given office for more than two terms consecutively unless a successor is not available. No representatives from any household may serve for more than three consecutive terms on the Board, regardless of position, unless a successor is not available.
The Board shall ensure that an annual audit of all financial accounts and obligations is conducted by at least three members of the Association not currently serving on the Board.
The Board may spend up to $350 per month to cover Association obligations such as lighting, irrigation, and maintenance.
The Board shall maintain permanent records of all meeting minutes and actions taken on behalf of the Association.
The board shall prepare and submit all required filings with the State of Tennessee.
The Association will have at least one meeting per year, and special meetings as needed.
The Board will maintain a post office box for official communications, and will promote the use of the Internet and e-mail for routine communications.
The Board is responsible for distributing dues notices and collecting dues payments.
The Board is responsible for appointing members of the Association to various committees, including the Gray Eagle Springs Advisory Committee.
The Bylaws may be amended by a 2/3 majority vote of the members of the Association, providing that at least 5 days notice has been given.
The Gray Eagle Springs Covenants and Restrictions are a legal instrument which conveys perpetually with the title to each property. They constitute an agreement between homeowners regarding the physical condition of properties and improvements, activities, and common interests of the neighborhood.
The Gray Eagle Springs Homeowners Association exists to promote and enforce the Covenants and Restrictions, provide for the care and maintenance of shared amenities such as the entrance signs and street lights, and represent neighborhood concerns to county authorities.
The HOA Board collects annual dues from all property owners to fund neighborhood expenses such as street/entrance lighting, entrance area maintenance and landscaping, etc. Special assessments may also be imposed for larger expenses (major repairs or capital improvements, etc.) if necessary.
All owners in good standing (no unpaid dues) are entitled to one vote (per property owned) in the Gray Eagle Springs Homeowners Association.
All properties are to be residential-only. No structures other than one single-family dwelling may be placed upon any lot, and may not exceed 2.5 stories above ground, unless approved in writing by the Gray Eagle Springs Advisory Committee.
All improvements to properties must be approved in advance by the Gray Eagle Springs Advisory Committee.
Above-ground pools are not permitted.
No temporary structures may be used as residences.
No properties are permitted to go to waste due to neglect, dumping of trash, or otherwise failing to maintain them.
No signs other than those advertising the property for sale or rent are permitted.
No animals, livestock, or poultry are to be kept on any lot. Household pets are permitted.
Chain link fences are not permitted, and all other fences must have the prior approval of the Gray Eagle Springs Advisory Committee.
